Changes made to planning application for the O2 Masterplan site

You may have noticed that we have submitted some changes to our original planning application to improve and refine it.

These include:

  • Reconfiguring the internal layouts of the buildings in response to feedback from technical consultees.
  • This means a reduction to the commercial floor space (e.g. shops and restaurants etc.) and some changes to the layouts of the new homes. However, there are no proposed changes to the number of new homes.
  • The Affordable housing within the detailed element is increasing with the affordable level rising from 35% to 36%, in the first phase. There have also been changes to the mix – this responds to comments received from Camden Housing Team.
  • Notable amendments to the design codes (design standards set by Camden Council) to limit the bulk of the taller buildings and ensuring variation in heights across the site. This will safeguard high quality design within any further planning applications brought forward on the site.
  • Significant changes at basement and ground floor levels to drive fire safety standards including the addition of a stair and lift pressurisation system, a dedicated evacuation lift lobby, and an evacuation alert system for use by the fire service.
  • Provisions for affordable retail space as well as affordable workspace.
  • Slightly increased the amount of play space (by an additional 30 sq m).
  • Smaller changes to the configuration of cycle parking and waste disposal to ensure this is in line with the Council’s policy.
